Here are answers to some of our most frequently asked questions.
 
There is an unlicensed vehicle on our street, what can I do?
If the vehicle is on the street you can directly call the Chesterfield Police Department at 748-1251 to report it.  If this vehicle is in the drive call Zoning Enforcement at 748-1500.  These are the same methods used by the office if reported; if on the property it is against our covenance.
 
What do my assessments pay for?
If you are like many of the homeowners, one reason for purchasing in Arbor Landing was the low monthly assessments.  Many Associations have much higher monthly fees.  These fees are used to employ the management team that is available to answer your questions and address issues of concern.  These funds are also used to maintain common ground areas, tennis courts, signage, the parking lot, and swimming pool.  These are just a few of the items that are visible.  There are many indirect fees that are best described and seen by obtaining a copy of the budget or the financial statement that is ALWAYS available at the clubhouse or upon request.
 
Why does the common ground maintenance crew no longer mow the back of our property along the lake?
Arbor Landing is now 98% built out.  Prior to that, most of the properties along the lake were still vacant and were the responsibility of the developer for maintenance.  With all but two of these properties built upon, it is now the responsibility of the homeowner to maintain their property up to the lake.
 
When is Prospect Homes going to begin construction on the townhouses?
They are not expecting to begin construction before 2006.
 
What can we do about all the neighborhood cars parked in the street?
Arbor Landing Homeowners Association does not govern the streests.  If you believe a parked vehicle is obstructing vision or mailboxes, call the county.  
 
Why does Arbor Landing not have a sign on Route 10?
Chesterfield County zoning prohibits an Arbor Landing specific sign because the subdivision is not abut route 10 directly.
